After the inspection a clearly written report explaining exactly what I found will be produced. If no mold is found then there will still be a clearly written report explaining just that. Because I do not do mold remediation I make the same amount of money no matter what I find or not.

WATER DAMAGE INSPECTION

Water damage does not always announce itself. A slow leak behind a wall, a poorly sealed window, or moisture trapped under flooring can go unnoticed for months until it turns into a much bigger (and more expensive) problem, often including mold. My water damage inspections are designed to catch these issues early, whether you're dealing with the aftermath of a storm, a plumbing leak, or you simply want peace of mind about a property you're buying or maintaining.

I use moisture meters and thermal imaging to trace water intrusion to its source, checking walls, ceilings, flooring, and plumbing fixtures for both active leaks and past damage that may not be visible to the naked eye. Because Florida's humidity and storm season make water intrusion an ongoing risk, I inspect for the conditions that allow moisture and the mold that often follows it.

You'll receive a written report detailing what I found and where the suspected source of the moisture is coming from so you can make informed decisions about repairs before small issues become expensive ones.

MOLD REMEDIATION PROTOCOL REPORT

If my inspection or testing confirms a mold problem, the next step isn't guesswork  it's a clear written plan. A mold remediation protocol is a detailed scope of work that specifies what needs to be remediated, how it should be done, and what containment and safety measures should be followed, based on industry standards and the specific conditions found at your property.

Because Suni Environmental  does not perform remediation, my protocols are written with your best interest in mind. It is not to inflate the price and scope of work. You can take my protocol to a licensed remediation contractor and know that the work being quoted matches what's needed. This also protects you: with an independent protocol in hand, you're able to get competitive quotes from multiple remediation companies, all working from the same set of specifications.

POST-REMEDIATION VERIFICATION

After a mold remediation project is complete, you want to know if it was actually done right. Even if you have an honorable remediation company you just cannot take their word for it. That's where I come in. Suni Environmental provides an independent, unbiased evaluation of the completed work giving you (and often your insurance company, lender, or property manager) confidence that the property is truly clear.

Our post-remediation verification includes a visual inspection to confirm the affected areas had proper demolition and was cleaned after. I take moisture readings to make sure the remaining building materials are dry, and clearance air and/or surface testing to confirm mold spore levels have returned to normal, healthy levels. If the visual inspection finds issues or the mold sampling finds elevated counts I will tell you.  If there is a problem you can catch it before the reconstruction begins and issues could be hidden behind new walls or floors.
